New Definition of Major Building
The NYC Department of Buildings (DOB) has updated the definition of “Major Buildings” to include structures that are 7 or more stories, a change from the previous threshold of 10 stories. This adjustment has significant implications for construction job sites:
- Expanded Scope: More buildings will now fall under the “Major Building” category, increasing the number of projects required to comply with stricter regulations.
- Site Safety Requirements:
- Projects with buildings 7 stories or higher will now need detailed site safety plans.
- Designated site safety managers, coordinators, or supervisors will be required on more job sites.
- Additional worker training, including Site Safety Training (SST), will be mandatory.
- Increased Oversight: These projects will be subject to more rigorous DOB inspections and monitoring to ensure compliance with enhanced safety standards.
Impact on Job Sites:
- Construction firms will need to allocate more resources to meet the expanded safety requirements.
- Workers will need to complete additional training to comply with SST mandates.
- Developers may experience changes in project timelines due to the additional compliance measures.
